For a Better Rental Experience
We are thrilled that the NJ Rental Tax legislation has finally been revised and that the Island will now benefit from additional revenue. And we are grateful to all of the Owners who took advantage of our reduced commission services and let us assist in mitigating the impact of the tax on our Island.
Many Owners have expressed appreciation of our amazing customer service, our assistance and sound advice, and the added value of having us take over the administration of their rentals. They have asked us to continue offering our 6% commission option for the 2020 rental season, and we have happily agreed to do so.
As a new addition to our rental services in 2020, and to improve the tenant experience, we will be accepting credit/debit card payments for short-term summer rentals. Also, we have developed a new website for searching LBI Long Beach Island summer vacation rentals. The user interface is state of the art and will provide tenants a powerful search tool for finding the perfect summer rental. We have also started using digital signatures for leases using Dotloop and for authorization forms using Docusign. It is now quick and easy to sign leases or your annual authorization form via email.
We will again be offering 3 levels of rental service:
1 – Our traditional full-service option is now being offered for a 10% commission, for homeowners who are interested in having us fully administer their rentals — photograph and market their homes for summer rental, respond to inquiries and questions, show the property, prepare the lease, collect payments and deposits, distribute keys and lock codes and deal with any complaints as the full-service agent on the ground before and during each rental.
2 – Our traditional full-service option is also offered for an 8% commission when the prospective tenant lead information is provided to BHGRE directly from the Owner or directly from VRLBI or any other rental marketing site which lists a BHGRE agent as the contact person for rental leads. In this event, we respond to inquiries and questions, show the property, prepare the lease, collect payments and deposits, distribute keys and lock codes and deal with any complaints as the full-service agent on the ground before and during each rental.
3 – Our limited service 6% Commission (with a $500 per lease cap) option is available to Owners who are looking for an on-Island agent to provide administrative assistance with lease preparation, payments and deposits, distribution of keys and lock codes and return security deposits for tenants the Owner secures for their property and with whom the Owner has negotiated all lease terms.
